    I was at the MYC condo opening tonight. It was a graveyard! The cheapest units were $600/sq foot if you add in a $35,000 parking spot.

    I don’t know where they’re pulling their comp’s from but NOTHING on merton sells for over 500/sq foot unless it’s south facing! I just sold a 2 bed 2 bath unit for 485/sq foot in the new Monarch building on merton and that was a GREAT price.

    There was no model suite with no plan to build one and they served hot dogs and fries with water and juice.they handed out bracelets had 10 valet’s & 10 greeters with only about 50 attendees all night!

    Just my 2 cents!

    Hey Connie – Congrats on selling your place recently. I just sold a great 1 bedroom + Den condo at 319 Merton to a client of mine….Great building and prices for the area.

    Regarding the MYC Condos ~ I’m sure they will sell out and people will pay the bucks ~ although it’s out of line for the area. The prices were very high compared to what’s available on the resale market today. The fee for an owned parking spot really get’s me. $20,000 for an owned parking space was pricey a couple of years ago ~ now $35000!!!!!.

    As a resident of Merton street, I’m disappointed that a 24 storey building is being constructed making this building significantly taller than the others on Merton and will only result in more traffic density which is already quite bad. Prices @ 600 per sf sound ridiculous considering the west view is the TTC yard! We paid less than 400 per sf 2 years ago at 139 Merton (superb building) for a south facing unit, albeit our building does not come with the bells and whistles that some of the others have such as a concierge, swimming pool, etc. One note, this is not “walking distance” to Yorkville as noted in the first comment unless walking 4k each way is considered walking distance!

    The MYC Condos have reduced their prices. I recently sold a client a place at the MYC condos and believe me – they have done a great job with the new prices. Since this reduction – sales have picked up. Best of all – the previous buyers have been given a credit for the new prices (this is rare among builders).

    For those reading this post and my comments….this project has been put on hold until further notice. We may hear if Crestford will continue on OR cancel the project in December.
