    Jarrod,

    How important/relevant is a parking space when trying to sell/lease a unit in a transit friendly area such as Yonge&Eglinton?

    Hi Ron,
    Great Question ~ it really depends on the building. The answer for the most part would be “No” It’s not entirely relevant to have a parking spot.

    Resale condos in the area don’t take any longer to sell without a parking spot. The average sale time for condos is roughly the same with or with out the parking spot. Many buildings have parking spots for rent, and as you mentioned….Yonge and Eglinton has the convenience of great transit.

    If you’re in the market to buy a new condo – the cost of the parking space will retain its value. Things change when you’re dealing with a higher end building and pricey condo ~ a buyer/renter will expect a parking spot when forking out the big bucks. When buying a resale condo it’s very important to look at the history of the building as well. If every condo sold over the last year has a parking space and the one you’re looking to buy doesn’t have one. Then it’s very relevant.

    Hi Jarrod

    I read your article about MPAC appeals with great interest. Have you had any experience in helping your clients with this or having done this process yourself? I have heard numerous horror stories of people trying to fight MPAC assessments, only to have their properties assessed even higher. It sounds like this legislation may help.

    I am looking at trying to get our property taxes down and I am hoping this avenue will help. Any insight would be greatly appreciated!

    Hi David,
    It will be interesting to see how this new legislation helps the process. At present there really isn’t much advice I can give you on the matter though. I’ve never personally disputed my property taxes. Family members and past clients have had success and failure with the process. With my limited experience in the matter – I’d say 50 percent of these individuals were able to decrease their taxes……Although these were unique properties, not the typical cookie cutter home.

    I am thinking of buying a condo and have short listed two properties namely
    900 mount pleasant (mount pleasant / broadway)
    18 spring garden ave (yonge/sheppard)
    which one in your opinion is a better neighbourhood and resale future ??? can you advise

    Hi Paul,
    At the moment the cheapest rental for condos within the area is $1600 for a 1 bedroom. You might want to try some of the buildings on Erskine, Roehampton, Broadway.

    Try some of the rental buildings on Erskine ~ i’ve heard of a couple people lucking out and getting a deal there. Rio Can always has spots, although it’s about $200 per month.

    There are no more 2+1 Bedroom condos available at 83 Redpath.

    There are a couple 2 bedroom condos left at 83 redpath. 902 sq ft priced in the mid 400,000’s. Parking is not included = $34000.

    Hi Jarrod,

    We’re looking to rent a condo in the midtown area (Yonge and Eg), 2 bedroom, 2 bathroom and 2 parking spaces. Rent rage is $1800 to $2400. Must be a newish model (i.e. no old appliances) and the more spacious the better :) Any insights?

    You will have no problems finding a nice and newer 2 bedroom condo for rent within your budget. However it will be impossible to find a condo offering 2 parking spaces. Last year there were a total of 3 condos offering 2 parking spaces….all were rented around the $3000 per month range.

    Your best bet will be the North and South Tower at Minto…..2181 and 2191 Yonge street for new and spacious condos.

    Hi Joe,
    There is nothing wrong with the building. Just not the best option compared to whats available. Most condos i view within the building need up dates due to the age. There are also no balconies….But you will find great prices and well sized units.
